The majority of people purchasing Land want a single family residential lot to build a house on. lots in Utah for single family dwellings can range anywhere between .10 of an acre, and hundreds of acres of land. Many lot listings don't appear on the MLS as builders and developers own the lots and will sell them only if they can be the exclusive builders.

Many Utahns just want land. Land always increases in value because they don't make any more of it. Many people want lots of space to build a private retreat, to farm on, or just for recreational use. Land is getting more expensive in Utah, but depending on the area can be most affordable. The zoning of land has a huge impact on its value. Properties zoned commercial are usually the most expensive. Land zoned for agricultural use will be the least expensive, and has tax advantages as the property is subsidized for "Greenbelt Use" In the desolate areas of Utah you can still find a 10 acre lot for under $200,000. In the urban areas you're hard pressed to find any lot for less than $200,000.

Some Utahn's need enough land to take care of their horses. In most Utah communities, one acre is usally enough land to have atleast one horse. Some rural areas like Box Elder County only require a half acre. More urban areas require substantially more land, or will not allow horses at all. Each community is different and you will have to check with the local zoning laws to find out what the animal zoning is for each neighborhood. Most local Realtors are also aware of horse properties and zoning restrictions.
