If you're looking for long term residual income, Fourplexes, Duplexes and Triplexes may be your best option. Duplexes and Fourplexes can usually rent for more per unit than single family homes alone. Occasionally, multifamily properties can be purchased as short sales and in foreclosures. Not all people are cut out for real estate investing. One important thing to consider when selecting a duplex is the zoning. Many Utah duplexes can not legally be used as two family residences. These duplexes are referred to as "mother in law apartments." Make sure you check with the local zoning laws before using a mother in law apartment as a legal duplex.

One of the best ways to find investment properties for sale in Utah is with foreclosures. An investment is always best when the property is purchased at a discount. Foreclosures are also usually in pretty bad shape physically. Often times some simple cosmetic changes can greatly enhance the appeal and value of a foreclosed property.

Buying real estate is hard to do, but it is possible if you can prove that the value of the property is worth substantially more than what you are going to pay for it. One way to obtain financing for investment properties is to obtain Hard Money Loans. Hard money loans are temporary privately funded loans at much higher interest rates. These are not long term loans and you want to make sure they are paid off quickly.
