Buying Condos in Utah
Condos offer many advantages over single family detached houses. Condos offer an excellent solution for the Utah home buyer who doesn't have a lot of time for yardwork and home maintenance. Condos usually allow buyers to be closer to city centers, and get a much nicer home for the price. Condos are usually smaller than houses, but not always. Many Utah cities offer luxury condos that offer all the luxuries of fancy homes in an ideal location.

Townhomes and Condos are very similar. In our classification on our MLS search, they are sorted under the same search. The main differences between townhomes and condos is with the actual ownership of some land. Being that townhomes always have a portion that does touch the ground, there is actually some real estate owned. It is always a very small portion usually about .2-.5 acres, but it is nevertheless some real estate actually owned. Condos on the other hand have no land owned. Owners simply own the space within the walls of their unit.
Both condominiums and Townhomes in Utah are subject to CC&R's, and Home owners associations. These restrict private ownership rights in effort to better the value for the entire community.
Some townhome style homes for sale aren't actually part of condominium units at all, but are simply individually owned town houses with shared walls. These are usually found in "twin home" style units with just one shared unit, but are also found in Utah in complexes with three, four, or even five units. The advantage of these type of townhomes is that they aren't subject to home owners association rules or fees. The disadvantage is that the external maintenance will not be uniform. It is not uncommon to see these type of townhomes in total varying conditions. Sometime one will be completely remodeled, while the neighboring unit is in disarray.
